Recourse vs. Non-Recourse Debt

Recourse debt lets a lender come after your personal assets if you default. Non-recourse debt limits them to seizing only the collateral tied to the loan.

A commercial real estate loan is often non-recourse. If the property fails, the bank takes the building and that's the end of it. Your savings account stays untouched.

Most people sign recourse loans without registering what they've agreed to. A default on a recourse loan can follow you through wages, savings, and future assets.
